What are home measurement services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, an appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like closets, entryways, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total living area of the home and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a floorplan service?

Disputing real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from various sources, and occasionally go unverified — meaning you may be paying for more space than you actually own! Unless an appraiser has completed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your home up for sale

A home floorplan service will ensure that you're paid a fair price for your property. Area is one of the biggest elements potential buyers look for when purchasing a house — but since these values are frequently estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your property is to reference a recent appraisal or measurement service performed by an appraiser (after any remodeling that might have affected square footage).

For agents

To ensure that your client's home closes at a price that properly reflects true market value, we suggest seeking a floorplan service for the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested since they can view the layout and characteristics of the property before and after a showing.
